The latest property market figures reveal that across almost every region of the UK, more homes have sold subject to contract Year to date (up to the 21st August 2025) compared to the same period last year. Some areas are powering ahead, others are treading water, and one is even slipping backwards.

Here’s how each region stacks up, ranked by percentage growth:

  • Wales: +10%(3,220 more homes sold, from 32,354 to 35,574)
  • East Midlands: +9.5%(5,144 more homes, from 54,261 to 59,405)
  • North West: +8.4%(6,804 more homes, from 81,113 to 87,917)
  • East Anglia: +8%(6,065 more homes, from 76,131 to 82,196)
  • West Midlands: +7.9%(4,720 more homes, from 59,517 to 64,237)
  • Yorkshire & Humber: +6.5%(3,740 more homes, from 57,831 to 61,571)
  • Scotland: +5.9%(3,422 more homes, from 58,355 to 61,777)
  • North East: +5.9%(1,747 more homes, from 29,403 to 31,150)
  • South East: +5.2%(5,849 more homes, from 113,535 to 119,384)
  • South West: +5.2%(3,834 more homes, from 74,315 to 78,149)
  • London: +1.6%(1,215 more homes, from 74,224 to 75,439)
  • Northern Ireland: -0.9%(down 134 homes, from 15,188 to 15,054)

 

What does this tell us? On the whole, the British & the West Midlands property market is healthier than this time last year. 

Regions outside of London are leading the charge, with affordability and local demand giving them momentum. London remains sluggish, managing only a small uplift, and Northern Ireland has actually slipped back.

Yet it must be remembered that only 1 in 2 homes listed in the UK sell and move. The other half are withdrawn or left unsold. With just 50.9% finding a buyer, realistic pricing isn’t optional, it’s essential!
